Question 1

Where do seized houses and apartments come from?

Accepted Answer

[Seized properties](/en/seized-assets) originate from enforcement procedures when the original owner is unable to meet their debt obligations. The vast majority are mortgage foreclosures (bank-owned properties processed through courts or notaries for non-payment), but they also come from administrative seizures for unpaid taxes owed to the [Tax Agency](/en/subastas-hacienda-aeat), [Social Security](/en/subastas-seguridad-social) or local councils.

Question 2

How much can I save by buying a property at auction?

Accepted Answer

Buying seized [properties](/en/subastas-publicas-viviendas) is one of the most profitable real estate investments available, allowing you to acquire assets at discounts of 30–50% below market value. However, the "award price" is not the final cost. To calculate your real saving you must add taxes (such as Transfer Tax, ITP), any refurbishment costs, and outstanding debts on the property. subastAI's AI performs this calculation automatically.

Question 3

What happens if I buy a seized property with debts or squatters?

Accepted Answer

This is the biggest risk in auctions. When you win a property, you also inherit its occupancy status (there may be squatters or contracted tenants) and you are legally obliged to pay all "prior registered liens" (such as existing mortgages or community fee arrears). subastAI's AI audits the lien certificate and court auction notice to reveal these hidden risks before you bid.

Question 4

What types of assets are auctioned in Las Palmas?

Accepted Answer

The Gran Canaria, Lanzarote, Fuerteventura region has a constant flow of [public auctions](/en/subastas-publicas) published on the [BOE Auction Portal](/en/subastas-boe). The most common assets include tourist [apartments](/en/subastas-publicas-viviendas) in Maspalomas and Playa del Inglés, residential properties. These auctions originate from judicial foreclosures, [Tax Agency](/en/subastas-hacienda-aeat) (AEAT) seizures, and Social Security enforcement actions.

Question 5

Is it profitable to invest through auctions in Las Palmas?

Accepted Answer

Las Palmas offers real opportunities to acquire properties below market value. Returns depend on asset type and location, but auction buyers typically secure discounts of 20–40% versus the open market. subastAI calculates the real market value for each listing so you know your exact maximum bid before committing.

Question 6

What hidden debts and liens should I check in Las Palmas?

Accepted Answer

Spanish auction law applies the "continuation of liens" principle — the winning bidder assumes all preferential debts registered before the enforcement seizure. In Las Palmas this typically includes prior mortgages, unpaid property tax (IBI) arrears, and community fees. subastAI automatically audits the lien certificate and property registry entry to reveal these hidden liabilities before you bid.
