Question 1

Where do seized storage units (trasteros) put up for auction come from?

Accepted Answer

Seized [storage units](/en/subastas-publicas-trasteros) are storage spaces confiscated from individuals or companies for unpaid debts. These can be mortgage debts enforced through the courts, or administrative arrears owed to the [Tax Agency](/en/subastas-hacienda-aeat), local councils or [Social Security](/en/subastas-seguridad-social). Through the [BOE](/en/subastas-boe), these assets are auctioned so the body can recover the money owed.

Question 2

Why is buying a storage unit at public auction a good investment?

Accepted Answer

Investing in seized storage units is ideal due to the low entry cost and high yield. In large urban centres, the lack of space in [apartments](/en/subastas-publicas-viviendas) has driven strong demand for storage unit rental. It is also a very low-risk investment: maintenance costs are minimal, they are easy to resell and there is no risk of illegal occupation (squatters) that affects residential properties.

Question 3

What hidden debts and costs should I check before bidding on a storage unit?

Accepted Answer

Like any real estate asset at auction, the winning bidder purchases the storage unit with "continuation of liens". This means you inherit and must settle prior preferential debts, which for storage units are typically outstanding property tax (IBI) arrears and unpaid Building Community fees. subastAI's AI audits the property registry entry on your behalf to reveal these hidden costs.
