Although residential properties and urban plots dominate the volume with nearly 1,800 records, price dispersion is striking: while opportunities in movable assets exist for under 500 euros, we find mortgage foreclosures on rural estates exceeding 3 million euros in appraised value.
It is a common error to interpret the auction value as a true market price. In assets with high dispersion, such as rural land or plots, the gap between judicial appraisal and the final bid price is often significant due to legal encumbrances not always visible in the edict. Concentration in provinces like Madrid, Zaragoza, and Barcelona confirms a service-oriented market, yet investors must exercise extreme caution: a successful bid does not guarantee immediate possession if there is current occupancy or pending litigation.
In comparable operations, it is frequently observed that apparent discounts mask high transfer costs. The key lies not in the volume of assets, but in the depth of the title search, a mandatory step before finalizing any assignment of bid. Without a complete legal review of the case file, theoretical profitability can easily evaporate.
