This gap necessitates a surgical analysis, especially given the disparity between official appraisal and the auction starting value.
For the investor, the saturation of residential assets and urban plots does not guarantee profitability. It is common to observe that the apparent discount in the public notice vanishes when considering non-preferential liens or potential property occupation, factors often underestimated at first glance. In operations of this magnitude, the key is not the starting price, but the risk hidden in the asset's legal status. Industrial and commercial assets, although less frequent, offer a distinct liquidity profile that deserves priority attention over the residential oversupply in hubs like Madrid or Barcelona. We recommend auditing the full case file before placing any bid, as the appraisal does not always reflect the actual economic viability of the investment.
